A parcel of land comprised of 17.23 acres at the southeast corner of the Fourth Street and East Butler Avenue intersection will be auctioned by .

Appraised at $5,340,000, the bidding is set to begin with the appraised value as the minimum bid when the auction begins at 11 a.m. at the Coconino County Courthouse at 200 N. San Francisco St.

According to the state's listing of the auction, SWCA Environmental Consultants completed the environmental site assessment of the parcel in November 2023 following a request from CDR 276 LLC, which lists its address as Capstone Homes' Flagstaff Division.

The undeveloped land currently has a portion of the Flagstaff Urban Trail System along the north end near Butler Avenue, which begins to turn south between the parcel up for sale and land owned by the City of Flagstaff to the east.

Development at the intersection of Fourth Street and Butler Avenue has grown in recent years. The land located to the north of the parcel across Butler Avenue includes Wexford Developments' Elkwood project that includes 224 residential units and 6,000 square feet of retail space. To the west across Fourth Street is the Canyon Del Rio project, which is expected to include more than 1,000 units of single-family homes and apartments in addition to possible commercial developments.

To the east past the land owned by the city are Sinagua Heights and the Coconino Humane Association, with the southern boundary of the parcel undeveloped as well. However, the impending extension of John Wesley Powell Boulevard to the south end of Fourth Street would connect roughly a tenth of a mile south of the parcel.

A recent $19-million grant by the Department of Transportation's Rebuilding American Infrastructure with Sustainability and Equity program would also bring improvements to the intersection of Fourth Street and Butler Avenue, including a proposed roundabout, pedestrian activated crossing and multiple new bus stops for Mountain Line transit among other improvements.

After holding just three land auctions in Coconino County between 2018 and 2023, three will have been held by the Arizona State Land Department between June 2024 and March 2025.

More than 500 acres of land south of Interstate 40 and west of University Heights were sold to Scottsdale-based developer this past June. A smaller auction of 73.028 acres of land was held on Dec. 11 and sold for $330,000 to the lone bidder, El Paso Rd Land LLC, at the location of Restoration Soils.
