Roughly a quarter of North Leroux Street鈥檚 100 block in downtown Flagstaff is in the process of being demolished while a concept plan for a new hotel is in review for the parcel located directly behind the demolition sites at the corner of West Birch Avenue and North Beaver Street.
Submitted on March 24 and issued on April 23, the commercial demolition permits call for the removal of all structures, buildings, hardscape, parking, site walls and landscaping at both 111 and 123 N. Leroux St., according to the City of Flagstaff鈥檚 planning information. Previously, 111 N. Leroux had been , with city approval for four residential units on top of the existing retail.
As for the concept plan at 19 W. Birch Ave., the city鈥檚 development engineering projects lists a submission date of May 12 with a proposed 85,388-square foot, 143-room hotel and an 84,000-square foot, 218-space parking garage. According to Coconino County鈥檚 records, the parcel at 19 W. Birch and 123 N. Leroux are both owned by Capri Flagstaff LLC, which lists an address shared with Tucson-based Capri Hospitality Management.
Listing a sale date of Dec 1, 2022, and a recording date of June 24, 2024, the 0.49-acre parcel at 19 W. Birch was bought by Capri Flagstaff for $4 million. More recently, Capri also purchased the 0.24-acre parcel at 123 N. Leroux on March 1 for $2.2 million.
The remaining 0.33-acre parcel at 111 N. Leroux has been owned by Leroux Retail LLC since July 2016, with the ownership address listed at the Super 8 hotel on West Route 66.
The project lists The Graduate Hilton for the concept plan at 19 W. Birch, a chain of hotels aimed at 鈥渦nique college towns鈥� currently listing 33 locations in the United States, all near universities. Graduate Hotels -- which was bought by Hilton for $210 million in March 2024 -- has locations near both Arizona State University in Tempe and the University of Arizona in Tucson.
Among Capri鈥檚 portfolio of hotels, multiple are brands owned by Hilton, including Hampton Inn and Suites, Homewood Suites and Home2 Suites.
